Access-controlled double doors
How it works

Inspected, tested and signed off for your BWOF.

Every building with automatic doors, or locked doors on an escape route, has them listed on its compliance schedule. An IQP has to inspect them before the owner can sign the annual Building Warrant of Fitness. That is where we come in.

01

Check the schedule

We read the compliance schedule first, so we know exactly which doors are listed and what each one needs.

02

Inspect and test

Each door is tested on site: opening, locking, release, egress and any link to the fire alarm.

03

Fix what fails

If something fails, we tell you straight away and can usually repair it on the spot, on any brand.

04

Form 12A issued

Once everything passes, we issue the Form 12A certificate the owner needs for the Building WOF.

What we inspect

Two specified systems, done properly.

SS 3/1 and SS 3/2 cover the doors people rely on to get out of a building safely. We check every one against the compliance schedule and the standards it names.

SS 3/1 Automatic doors

Sliding and swing doors that open by sensor or push button, including doors on an escape route.

Best for shops, supermarkets and medical centres

SS 3/2 Access controlled doors

Doors locked by a card reader, keypad or electric lock that must still let people out in an emergency.

Best for offices, schools and commercial sites

Emergency door releases

Green break glass units that must unlock the door every time they are pressed.

Best for any locked door on an escape route

Request to exit buttons

Exit buttons and sensors that let people leave without a card or code.

Best for staff and public exits

Fire alarm interface

Locked doors must release when the fire alarm activates. We test the link, not just the door.

Best for buildings with a fire alarm system

Power failure and batteries

Fail-safe locks must release when the power goes, and backup batteries must hold up under load.

Best for every SS 3/2 door
Any system, any brand

We know these doors from the inside.

We design, install and service access controlled doors every week, so your inspection is done by someone who knows the hardware, not just the checklist.

Electric strikes and maglocks

Fail-safe and fail-secure locks checked for correct operation, holding and release.

Access control systems

ICT, Inner Range and other systems. We inspect the doors whoever installed them.

Automatic door operators

Sliding and swing operators checked for safe opening, sensors and breakout where fitted.

Delayed egress

Delayed egress doors checked against every condition they have to meet.

Interlocked doors

Airlocks and mantraps checked so both doors release in an emergency.

Questions

IQP questions, answered.

What is an IQP?

An Independently Qualified Person. IQPs are registered to inspect and report on the specified systems listed on a building's compliance schedule. We are registered on the Central IQP Register for SS 3/1 and SS 3/2.

What are SS 3/1 and SS 3/2?

SS 3/1 is automatic doors. SS 3/2 is access controlled doors, meaning doors on an escape route that are locked or controlled electronically, for example by a card reader or maglock.

What is a Form 12A?

It is the certificate an IQP issues once the inspections in the compliance schedule have been done. The building owner needs it to sign the annual Building Warrant of Fitness (Form 12).

How often do the doors need checking?

The compliance schedule sets how often. Many doors have routine checks through the year as well as the annual IQP inspection before the Building WOF is due.

What happens if a door fails?

We tell you what failed and why. Most faults we can fix on the spot or come back with the parts. We work on all systems, any brand.

What areas do you cover?

The Central IQP Register covers eight councils: Whanganui, Rangitikei, Manawatū, Palmerston North, Tararua, Stratford, New Plymouth and South Taranaki. We are based in Whanganui. Get in touch and we will give you a clear price for your building.
